How to sell your home – what should you do?

Over the past several years, I have worked with homeowners who are considering selling their homes. When I approach home, I am asked “what I should do in order to prepare it for sale.” 

Before selling, you must do your homework. The value of a house can be tricky. There are so many things you should consider before selling a property. Homeowners often overlook to disclose small details that can turn up potential buyers and negatively impact their sales process.

If you’re already selling your home, you may be wondering what to do to make sure it sells. There are a few things you can do that will help your house stand out from the crowd and get you some offers—even if it’s just a little bit of extra work.

First off, make sure your house is clean and tidy. People will want to see the best version of your home when they come through, so make sure everything looks good and is in working order!

Next up,  make sure everything is in order for showing. The cleaner it is, the better. If there’s something that needs attention—like a leaky faucet or broken door handle—don’t wait until someone comes over to fix it! If possible, have a friend or family member help out with these kinds of tasks while you’re getting ready for showings.

Make sure your house smells nice. Nothing turns people off more than a stinky house! If there’s an odor in one room or corner of the house, try using air fresheners or candles to mask it temporarily. You could also try cleaning up some of the messes in your kitchen cabinets—who doesn’t love a clean cabinet?

Make sure there are no pets running around everywhere; not everyone likes animals in their homes so make sure yours stay out of sight during showings unless asked first by potential buyers

Finally, when it comes time for open houses, make sure they’re well-advertised so people know they’ll be able to see the house when they want to be putting signs up around town or posting on social media sites like Facebook and Instagram.

A pleasant surprise is always nice when it is also a profitable one amidst all the stress of finding a buyer, arranging maintenance and repairs work before the house inspection, and putting the house on sale. If you want to sell your house faster and for more money, you need to take some moments prior to the official listing to get the most out of most of the ready-to-use advantages that are available to you, such as repairing if necessary, cleaning up all clutter from all corners of the house while leaving room to showcase every one of its amazing characteristics and hide any damage or other imperfections, or even making a very basic yet desirable improvement in some area. It is always good to stand out in front of the crowd so your property will be perceived by real estate agents as unique and worth taking into consideration.
